How quickly can you make me an offer?
Our automated system on this website will present an offer based on your assumption of value but we will also be sending you a written offer via postal mail. This usually takes 48-72 hrs to research your property and then we send out in the mail. Be sure to update your mailing address as well so we can get that to you quickly.
You sent me a purchase agreement, what is that?
If you requested an offer on this site, the purchase agreement we sent is the actual contract that we can use to buy your property. If you received this contract, either sign and send it back to us in the mail or let us know you want E-signature service via PandaDoc to be sent and we’ll send it over that way. This is always a no-obligation offer so if you don’t like our offer, simply throw away the contract or let us know you want to be taken off our mailing list.
How do I get paid for my property?
In most circumstances, we will use a local title company to the area to close the transaction. The title company will wire or send you a check with the funds after the property closes usually the same or next day.
In cases of properties below $5000, we might use mobile notaries to collect the required documentation from you and hand you a check when they collect your signature.
How do you determine how much to offer for a parcel of land?
Our process is very clear and straight forward. We look at what other properties are selling for, and what the market suggests they will do in the future. We take out what was paid in commission and fees on these comparable properties to get a price on which we base our offer.
In addition, we calculate the market there is for land of this type and the amount of marketing resources we’ll need to put into the transaction to re-sell your property to an end buyer.
